Principal Surveyor 

Serco - Justice & Immigration FM 

Hybrid Working with regular national travel 

Band 2: Permanent, Full Time 

Up to £70,000 per annum + Car + Corporate Benefits Package 

 

We’re recruiting for a qualified experienced Surveyor to join our Justice & Immigration (J&I) FM team. 

 

You will play a key role in the management and delivery of detailed condition reports, identification of defects and advise/guide on repair, maintenance and upgrade options and strategies across the Serco J&I estate. 

 

Being a chartered building surveyor, you will assess the estate and provide project management support on associated capital works initiatives including advice, guidance, support with safety and energy efficiency/sustainability improvements and wider capital expenditure. Developing lifecycle models for asset replacement programmes and actively support project management of dilapidation activities and the scoping and delivery of capital projects, preparing project briefs, works scope, specifications and tenders. 

 

As part of the Senior Management Team (SMT) you will report directly to the Head of PMO, managing a Team of Surveyors and QS/Estimators and will be required to work closely with and take direction on occasion from Head of Asset Management (HoAM), and Senior Project Management Team 

 

You will have comprehensible commercial awareness and have worked in a similar role managing and motivating others. A concise understanding of modern quantity surveying principles and techniques including preparation of BQ’s and PTE’s will stand you in good stead for success on delivering accountabilities such as: 

 

  • Advise on lifecycle/dilapidation projects and determine/manage contractual/financial requirements aligned to the Risk. 

  • Manage, develop and organise comprehensive documentation for competitive tender activities and advise on appointing contractors, designers and procurement routes. 

  • Determine the condition of existing buildings and building services, identify and analyse defects, including proposals for repair to manage operational and dilapidation risk. 

  • Advise on lifecycle/dilapidation projects and determine/manage contractual/financial requirements aligned to the Risk. 

  • Support J&I FM Bid team with new bids and re-bid opportunities and procurement colleagues with management of tender RFI’s, supplier clarifications and tender adjudication activities. 

  • Champion working towards gaining ISO 19650 for Building Information Modelling (BIM) including the creation and development of digital modelling of the existing J & I Estate. 

  • Support and contribute to FM SLT’s mission to implement and continually improve on a positive H & S culture. 

 

What you’ll need to do the role  

 

First and foremost, you will hold the relevant building surveying degree or construction related professional qualifications and RICS chartered building surveyor with minimum 5 years’ experience. 

 

As with any skilled role at this level, you will evidently have the required technical knowledge, competence and understanding of building construction, fabric and building services. 

 

Excellent understanding of CDM Regulations and can demonstrate ability to apply its principles to coordinate/advise Client, PD and PC duties. 

 

Finally, flexibility is a must - this is a mobile role covering locations nationally across the UK therefore must have a flexible approach to travel to/from sites and be prepared to stay away from home, potentially this could be up to 2-3 nights a week.
