Are you an experienced hard fm maintenance professional looking for a role where you can make a real difference on a live Defence estate? As a Service Manager with VIVO, you’ll be at the heart of day-to-day service delivery at RAF Digby, managing a varied programme of Planned Maintenance, Reactive Maintenance and Billable Works while helping to keep the estate safe, compliant and operating at its best.
This is a hands-on site-based role where no two days will be the same. You’ll manage a high volume of smaller Billable Works, typically up to £25k and occasionally up to £100k, alongside planned and reactive maintenance activity. You’ll coordinate work through Maximo, monitor progress and quality, and make sure work is delivered safely, on programme and to the standard our customers expect.
You’ll work closely with the Built Estate Manager and wider VIVO site team, providing support across the establishment and helping to ensure all contractual deliverables are achieved. From reviewing maintenance activity and producing Rough Orders of Cost to carrying out assurance checks and supporting technical solutions, you’ll have an important role in ensuring the estate remains compliant, well maintained and fit for purpose.
Safety and compliance will be at the centre of everything you do. You’ll champion VIVO’s Zero Harm approach, maintain a strong focus on statutory compliance and assurance, and help ensure corrective actions are prevented through effective management and high-quality delivery. You’ll also promote environmental protection, asset management and a first-time-fix approach across your area of responsibility.
Customer service is just as important. You’ll work collaboratively with the VIVO team, our client, end users and supply chain partners, building strong relationships and making sure works are delivered with minimal disruption and a clear focus on customer satisfaction. You’ll also monitor performance against KPIs and look for opportunities to improve the service and exceed expectations.
The role will give you the opportunity to broaden your responsibilities too. Depending on your experience and development aspirations, there are opportunities to take on additional responsibilities such as Confirmed Space Authorised Person, Working at Height Authorised Person, Temporary Works Responsible Person, Legionella Responsible Person or Asbestos Responsible Person.
You’ll also be part of an out-of-hours on-call rota. When an emergency is reported through the VIVO Help Desk, you’ll help coordinate the response by directing the appropriate on-call engineer or supply chain resource to attend and resolve the issue.

Based at RAF Digby, a significant part of your role will involve managing small-value projects, Planned Maintenance and Response Maintenance through the Maximo CAFM system, so confidence using computer-based systems and managing maintenance information will be important.
About You
We’re looking for an experienced maintenance, facilities or building services professional with practical knowledge of Planned Maintenance, Reactive Maintenance and the delivery of smaller projects.
You’ll ideally hold an HNC or higher qualification in a relevant Building or Mechanical discipline, although mechanical/electrical engineering qualifications and knowledge in generators coupled with practical experience and the ability to demonstrate the knowledge and capability required for the role will be important.
You’ll be comfortable managing multiple workstreams and priorities, coordinating contractors and supply chain partners, and ensuring work is delivered safely, compliantly and to a high standard. You’ll understand the importance of statutory compliance, assurance, customer satisfaction and KPIs, and you’ll take pride in getting things right first time.
Experience using a CAFM system, particularly Maximo, is essential, as a significant proportion of the role involves managing Planned and Response Maintenance and smaller works through the system.
You’ll also need strong communication and relationship-building skills, as you’ll work closely with colleagues, customers, end users and contractors every day. You’ll be proactive, organised and confident making decisions, with the ability to identify issues early and take action to keep work moving.
We’re also looking for someone who is willing to develop their expertise and take on additional responsibilities. Experience or qualifications in asset management, including an Institute of Asset Management Certificate or Diploma, would be advantageous, as would membership of an appropriate professional body.
