Looking to take the next step in your career and make a real impact in facilities and estate management? We’re looking for a Service Manager to join our team at VIVO. Whether you’re already managing teams or are ready to take that step up, this is an opportunity to play a central role in supporting the Armed Forces community through expert maintenance delivery and customer care.
The Role
As a Service Manager, you’ll be responsible for overseeing the day-to-day delivery of both reactive and programmed maintenance across your establishment. You’ll make sure that all work meets contract standards, including KPIs and ‘First Time Fix’ targets. You’ll be the key point of contact for inspection reviews, remedial work coordination, and the delivery of minor billable works under £25k.
You’ll carry out quality assurance activities, support compliance with JSP 375 and statutory requirements, and take on responsibilities in critical areas such as asbestos, legionella, temporary works, and CDM duties. Alongside technical oversight, you’ll play a vital role in energy efficiency, waste compliance, and delivery of grounds maintenance.
Your role won’t just be technical—it’s about people too. You’ll be a trusted contact for end users and site representatives, helping to resolve issues, understand their priorities, and ensure complaints are handled promptly and professionally. From preparing reports and statements of need to advising on best practice, your work will directly support operational output and customer satisfaction.
What You'll Bring
To thrive in this role, you’ll need a strong background in property maintenance, construction, or facilities management, with experience delivering planned works, managing KPIs, and working in compliance-led environments. If you’ve worked in a Defence setting or have familiarity with MOD regulations, all the better—but if not, your ability to learn, collaborate, and take responsibility will be just as important.
We’re looking for someone with a relevant ONC/BTEC-level qualification in mechanical or electrical engineering (or equivalent experience), and ideally, some technical training in areas like asbestos, legionella, and fire safety. A full driving licence is essential, and if you’ve got experience using CAFM systems, IOSH training, or energy awareness, that’s a definite plus.
