Salary: £44,000-£48,000
We are seeking an experienced and motivated Delivery Manager to lead the day-to-day delivery of high-quality property services, ensuring operational excellence across repairs, maintenance and associated services.
This is a key leadership role with full responsibility for service delivery performance, budget management and statutory compliance. You will ensure all operational targets are achieved while maintaining a strong focus on health and safety, customer satisfaction and continuous improvement.
As Delivery Manager, you will oversee the effective coordination of planned and reactive maintenance activities, including out-of-hours operations, ensuring resources are deployed efficiently and service continuity is maintained during periods of leave or absence.
You will lead subcontractors and operational teams in the management and maintenance of property assets, ensuring excellent repairs, servicing and grounds maintenance services are delivered to customers and stakeholders. You will monitor quality, productivity and value for money across all service areas.
A key aspect of the role is performance management. You will establish, monitor and drive team and individual performance targets, ensuring KPIs are consistently achieved. You will compile and analyse performance data, identify trends and implement corrective actions where required. You will also prepare reports, statistical returns and management information as requested.
You will take ownership of delegated budgets and profit and loss performance, ensuring monthly monitoring of spend, trend analysis, exception reporting and timely remedial action for any under or overspend.
The role also includes managing complex repairs cases, ensuring customers are kept fully informed throughout and that issues are resolved efficiently and professionally.
You will contribute to business improvement by developing effective project management approaches, supporting change initiatives and identifying opportunities to improve efficiency, reduce costs and enhance service quality.
People leadership is central to this position. You will create a supportive, fair and positive culture where individuals are motivated to perform and develop. You will effectively manage one-to-ones, performance reviews, attendance, health and safety matters, grievances and disciplinary processes in line with company procedures.
You will work collaboratively with clients, contractors and key stakeholders to deliver a first-class service aligned to contractual commitments and customer expectations.
Where required, you will undertake training to become a Responsible Person for areas such as Legionella and asbestos.
About you
You will have strong experience within repairs, maintenance or property services, with a sound understanding of regulatory requirements, legislation and British Standards.
You will bring proven leadership experience managing multi-disciplinary teams and subcontractor supply chains, with the ability to drive performance and build high-performing teams.
You will be commercially aware, experienced in budget management and comfortable taking ownership of profit and loss performance.
Strong communication and stakeholder management skills are essential, along with the ability to manage complex customer issues and build collaborative working relationships.
You will have experience in people management processes such as one-to-ones, PDRs, attendance management and disciplinary procedures.
A relevant professional qualification such as CIOB or RICS (or working towards), along with NEBOSH, IOSH or equivalent health and safety qualifications, would be advantageous. Experience with permits to work, RAMS and Responsible Person duties is also desirable.
