Building Management Technical Lead

Permanent, Full Time, 37.5 hours per week, Monday – Friday

Salary: £33,000 - £43,000 per annum plus Serco benefits

 

Serco has an exciting opportunity for a Building Management Technical Lead to join the fantastic Estates Engineering Team at James Cook University Hospital.

In this role, you will be responsible for the effective operation, maintenance, and continuous improvement of the Building Management Systems across James Cook University Hospital. This role ensures that all BMS infrastructure supports the hospital’s clinical and operational needs, complies with statutory requirements, and aligns with Serco’s standards for safety, efficiency, and sustainability.

The post holder will work closely with the Estates and Facilities teams, contractors, and clinical stakeholders to ensure optimal environmental conditions, energy efficiency, and system reliability.

We are seeking a motivated and experienced professional with a strong background in Building Management Systems (BMS). The ideal candidate will be computer literate, adaptable, and capable of working both independently and collaboratively within a team environment to deliver excellent customer service.

 

Main Accountabilities:

 Technical Operations:

  • Monitor, maintain, and optimise the BMS to ensure safe and efficient operation of HVAC, lighting, and other critical systems.
  • Respond to BMS alarms and faults, coordinating timely resolution with internal teams and external contractors.
  • Ensure BMS systems are regularly updated, patched, and backed up in line with IT and cybersecurity protocols.
  • Maintain accurate records of system configurations, changes, and maintenance activities.

 

Compliance & Risk Management:

  • Ensure BMS operations comply with HTMs, SFG20, and other relevant standards.
  • Support audits and inspections by providing technical documentation and system access.
  • Maintain a risk register for BMS-related issues and contribute to the Estates risk register.

 

Energy & Sustainability:

  • Use BMS data to identify energy-saving opportunities and support the delivery of sustainability targets.
  • Collaborate with the Energy Manager and Estates team to implement energy efficiency projects.

 

Stakeholder Engagement:

  • Act as the technical point of contact for BMS-related queries from clinical and non-clinical departments.
  • Liaise with contractors and suppliers to ensure high-quality service delivery and system upgrades.

 

People & Development:

  • Provide technical guidance and training to Estates staff on BMS operations.
  • Support the development of apprentices and junior engineers in BMS-related competencies.

 

What you’ll need to do the role:

 

  • Experience in Electrical, Mechanical, or Building Services Engineering.
  • Proven experience managing or operating BMS in a healthcare or complex building environment.
  • Strong understanding of HVAC systems, controls, and energy management principles.
  • Familiarity with HTMs, SFG20, and statutory compliance in healthcare estates.
  • Excellent fault-finding, analytical, and problem-solving skills.
  • Computer literate.
  • Effective communication and stakeholder engagement abilities.
  • Effective communication and customer relationship skills, including possessing a high level of diplomacy
  • Will work collaboratively with both internal and external partners.
